What's your perspective...?

What do you want your Realtor to do with inquries into your listing? The question is "surface simple" and you might answer with "Sell the House!", but there is more to be asked about this situation than what may immediately come to mind.

Here's what got me chasing this rabbit down the proverbial rabbit hole. Realtor.ca sent me a message about soemone who wanted more information on a listing I have. I followed up immediately in good ethical fashion (my sellers would expect nothing less). The interested party requested a layout that would be suitable to ageing parents. At this point, my sellers are paying me to do what it takes to make this propery believably suitable for ageing parents, no matter what, even if there were one thousand steps to reach the front door it is my job to represent my clients interest and sell this house by overcoming any obstable possible. Its just that simple.

Where the problem began to bubble to the surface is upon future follow up, when this interested party decided the property was most certainly NOT a fit, they asked what else was available that allowed for a suite for ageing parents, and if I could assist with the arrangements and viewing. What's the probem? Well there isn't one from the Realtor's perspective nor from the potential buyer's perspective but what about from the seller's perspective? I bet there is a problem. What might it be? I couldn't help but wondering how a frustrated seller may feel in this instance, would they wonder if everything possible had been done to explore solutions? Would they wonder if another available property was easier to persue or would they wonder if in fact their best interests were being represented?

I was compelled to reach out to you and ask "What would you want? How would you require your Realtor to handle this situation?" If it were me and I was the seller I suspect I'd be somewhat jilted.

The more questions I pose and the more exploration I do into the moral implications of practicing Real Estate the more and more clear the solution becomes and it applies to every single situation I come accross. The solution is to have the conversation, ask the questions, outline your expectations; both seller AND Realtor, talk about what you can and cannot control, talk about EVERYTHING until you feel comfortable, confident and well represented. 

My job is one of empowerment, when I work for you I want you to be so informed that as a  Realtor, I become the source of all information and "what-if's" and YOU are the one who confidently administers the decisions.
